BUDGET
The annual budget is the basis for Casa Fiesta's financial activity throughout each fiscal year. The association is required to disclose the annual budget to any homeowner upon purchase of a Casa Fiesta townhouse unit. The statutory reference for this disclosure requirement is A.R.S. § 33-1806(A)(4).
Casa Fiesta's fiscal year runs from July 1 to June 30 of the following year. The annual budget is prepared during the spring of each year and is approved by the Board of Directors before the beginning of the next fiscal year.
STRATEGIC PLAN
Casa Fiesta's strategic plan provides information about the association's history, management model, scope of work task analyses, and forecasting of maintenance and administration over a three-year period.
RESERVE STUDY
Casa Fiesta engaged Captial Reserve Analysts in 2024 to compile a reserve study that assessed Casa Fiesta's financial reserves and give recommendations for Casa Fiesta's funding contributions over a five-year period to increase its reserves to a maximal level. The reserve study is a living document that is intended to be updated as needed. Disclosure of the reserve study is required to each new homeowner upon purchase of a Casa Fiesta townhouse unit. The statutory reference for this disclosure requirement is A.R.S. § 33-1806(A)(6).
